As of 14 December 2007, every home put on the market, no matter what size, must have a Home Information Pack. This contains a sale statement, local searches & evidence of title and an energy performance certificate.

E.P.C.s
In August 2007, the Energy Performance Certificate became a mandatory part of the Home Information Pack. This is an EU directive in compliance with the Housing Act 2004. The certificate tells you how energy efficient a home is, on a scale of A-G.

          
The most efficient homes are in band A and the least efficient in band G. It also gives you an environmental impact rating. Better rated homes should have less impact through Carbon Dioxide emissions. Included in the EPC are a list of recommendations, ranging from loft insulation to solar panels.

Inspections
Assessments should take up to 1 hour and the assessor will need access to the interior and exterior of the property. Access to any roof space will also be necessary.
