EPCs
Energy Performance Certificates are now a mandatory requirement if you are selling or renting a property. The main purpose of an EPC is to improve the energy efficiency of a property.
Nearly 50 percent of the UK's energy consumption arises from the way in which our 25 million buildings are lit, heated and used. Even comparatively minor changes in the energy performance of and the way we use each building would have a significant effect in reducing energy consumption, and hence, carbon emissions.
The certificate rates a property form A to G and includes recomendations to make the property more energy efficient.
The EPC also estimates the energy used annually and the cost of this.
An assessment of an average sized property takes about 30 minutes and the assessor needs access to all parts of the property including the loft space.
